How to Initiate an Application Using the Apply Now "Blue Form"

This article explains how to initiate a rental application with the Apply Now "Blue Form". 

Applications can be initiated by a prospective tenant, a real estate agent, a property owner, or a designated authority. In cases where a party initiates an application for a prospective tenant(s), the prospective tenant(s) will receive email invitations with instructions and an accompanying link to complete a leasing application.

The best practice for a listing agent or property owner to initiate an application is to share their Quick Apply Link with the renter agent or the potential renter. While a listing agent or property owner can complete the steps listed in this article to initiate an application with the "Blue Form," the Quick Apply Link is a more efficient process to use. 

How to Initiate an Application as a Renter Agent

Before initiating an application, you must verify that the property owner, manager, or listing agent accepts Rental Beast's Apply Now applications. In addition, ask for the contact information (First/last name and email address) of the person who will review your client's application and tenant screening report.

Once you've confirmed they accept Apply Now and received the reviewer's contact information, complete the following steps to initiate an application: 

  1. Log in to your Rental Beast account.
  2. Click on the "Applications" tab on the main dashboard
  3. Click the "Start a Tenant Screening" button.

  4. Enter the property contact's information in the "Property Contact" section. This section designates who will review the application, and the listing agent can change it later (if needed). If the listing agent is the designated reviewer, you can use the email address associated with their MLS account.

  5. Complete the "Property" section: The listing information will pre-populate on the blue form, and the information is editable.

  6. Complete the "Applicant" section: Enter background information about your renter(s). If multiple people are applying together (IE: Roommates or co-signer), click the "+" button to add additional applicants.

  7. Press "Submit" to finish your application. Double-check that everything is correct, as you cannot adjust or change information once it is submitted. 
  8. Notify appropriate parties to check email: After clicking the "Submit Application" button, you and the tenant applicant (s) will receive an email invitation to begin an Apply Now application. Notifications will also be sent to the property owner or designee. If any parties don't receive the email, confirm they checked their spam/junk folders.

How will a tenant applicant know how to start an application I initiated?

Once an application has been initiated, prospective tenants will receive an email with a link to complete the application. Once the applicant clicks on the link, detailed instructions are provided on how to complete the application.

Does an additional applicant or co-signer/guarantor pay an application fee?  

Yes. If you add an applicant or co-signer/guarantor, each additional party added to the application will pay a separate application fee.

How does someone know when to review the application and tenant screening reports?

Can the person viewing the application results be changed?

What is the difference between the Quick Apply Link and the "Blue Form"?

A listing agent should use the Quick Apply Link to collect applications on an exclusive listing. The tenant agent should initiate an application with the "Blue Form" only if the listing agent or property contact has approved Apply Now as an application method.
